Did you know that one of the biggest challenges in delivering housing for healthcare workers in rural Nova Scotia isn’t design or materials—it’s securing reliable contractors?
This past year, our teams in Guysborough and Canso—both priority communities for healthcare worker housing—experienced this firsthand. Contractor availability was limited, schedules shifted, and performance varied, especially during the finishing stages of construction. In rural communities already facing healthcare staffing shortages, every delay in housing means a delay in helping hospitals and clinics recruit the professionals they desperately need.
But here’s the good news:
We identified a contractor group that aligned with our standards for both quality and communication. Not only did they help us complete the Guysborough and Canso builds, they later supported construction on our other projects as well—a partnership that continues to strengthen our Housing for Healthcare program.
2025: Strengthening Housing for Healthcare Workers
This past year marked some of the most significant progress yet for HTNS’s Housing for Healthcare initiatives:
• First occupancy in newly built townhomes dedicated to healthcare worker housing in Guysborough
• First full conversion of an existing building into multi‑family rentals supporting rural workforce housing (Wheelhouse Motel redevelopment)
• First participation in a low‑carbon construction case study, helping us link climate goals with healthcare staffing goals
• First formal retrospective reviews of our construction processes to accelerate improvements across future healthcare housing builds
These achievements help remove one of rural Nova Scotia’s biggest barriers to healthcare recruitment: the lack of modern, affordable housing close to work.
Turning Challenges Into Better Homes for Healthcare Workers
Weather delays, complex rural site conditions, and limited contractor availability weren’t setbacks—they were lessons that made our team more adaptive and more strategic. Each challenge helped us refine our approach so that future Housing for Healthcare projects across the province can be delivered faster, more efficiently, and with even higher standards.
