PARKING LEASE AGREEMENT
Designation and Use of Parking Space. Lessor hereby allows Occupier to use the following described Parking Space(s) within the Parking Area (the “Parking Space”):
(The Lessor reserves the right, from time to time and at their sole discretion, to change the parking spot assigned to the Lessee(s).)

and shall continue a month-to-month basis until terminated by either party with a written notice of 30 days.
4. USE OF PARKING SPACE
The Parking Space shall be used solely for parking one vehicle. The Lessee shall not use the space for any other purpose without the Lessor's written consent. Parking is limited to registered Lessee only; guests must use designated visitor parking areas.
5. OTHER PARKING CONDITIONS
• Vehicles must be parked in the assigned parking spot and within the lines of the designated space.
• No repairs, maintenance, or washing may be performed on vehicles within the Parking Space. The repairing or washing of vehicles in or on the premises is prohibited, except in an area or areas as the Landlord may from time to time designate.
• Vehicles must be registered and have valid safety inspection and insurance.
• The vehicle should be in good repair, with no leaks, flat tires, or broken windows, and should be able to be removed from the parking area without notice.
• The use of the Parking Space for storage of any items, including but not limited to trailers, boats, oversized vehicles, personal items or household items, paint, building materials, tools, etc. is strictly prohibited. The only items that can reside in your assigned spot are one set of spare tires properly stored at the back of the parking space and a bicycle.
• Failure to pay parking fees or comply with this agreement will lead to automatic suspension of the agreement and vehicles will be towed away at the Vehicle owner or occupier’s expense.
• No deductions or allowances will be made for days the Lessee does not use parking facilities.
• The Lessee's vehicle shall be parked in a manner that does not interfere with access to, or egress from other parking spaces, or the building itself.
• If required by the Landlord, the Lessee shall display a parking identification permit through the vehicle windshield at all times while on the premises. Vehicles parked not displaying a valid permit will be subject to removal from the premises at the sole cost and expense of the vehicle owner. Notes and business cards are not acceptable in lieu of the valid permit.
• Not adhering to the outlined parking rules and terms could cause the termination of this parking agreement immediately and without notice.
6. RISK AND LIABILITY
The Lessee acknowledges that parking is at their own risk. The Lessor shall not be liable for any damage, theft, or loss of the vehicle or its contents while parked or moving about within the parking area and/or the property.
7. TERMINATION
Either party may terminate this Agreement by providing written notice of at least 30 days. Upon termination, the Lessee shall immediately remove the vehicle from the Parking Space. Failure to do so may result in towing at the Lessee's expense.
8. GOVERNING LAW
This Agreement shall be governed by the laws of the Nova Scotia.
IN WITNESS WHEREOF, the parties hereto have executed this Parking Agreement as of the date first above written.
